I am not an accountant, but here in Canada, I have only ever heard
"Capital Gains" and "Capital Losses" used for this concept. I have
never heard "asset appreciation" until today, though I agree it is a
more logical name.
I guess the docs should say "...asset appreciation (also in some regions
called capital gains)..." or vice versa depending on which is the more
international term.
That's my CAD $0.02 on it from Canada.
