Depends upon the rules of your jurisdiction. For example, in some states 
even supposed to be in a separate bank account. In any case, it's a 
liability. You are holding their money but owe it to them.

Like any other split transaction. Are you receiving this payment in 
multiple checks? I think what is confusing you is the "direction" of the 
split vs examples. While it is possible to enter splits even starting 
anywhere and even if split on both sides that's not for beginners to 
start with. It is always easiest to do a split starting from the account 
on the unsplit side of the transaction (in this case, "rent income")
